The villa is just 120 metres from a beautiful sandy or pebble beach. Privlaka is also known for its excellent surfing conditions, making it an appealing destination for water sports enthusiasts and active holidaymakers.

The villa accommodates up to 14 guests and consists of two interconnected houses set within a private, fully fenced property and linked by an underground corridor. Six parking spaces are available outside the yard.

The outdoor area is designed for relaxation and socialising throughout the day. Guests can enjoy two heated swimming pools surrounded by comfortable sun loungers, a covered dining table for 12 people and an outdoor barbecue, perfect for family meals and gatherings. An additional table for 8 guests is located beside the smaller pool, providing even more space for outdoor dining.

Each house features three bedrooms: two with double beds and one with two single beds. Every bedroom has its own bathroom with a shower, and the villa also includes a separate toilet. On the ground floor, two spacious living rooms feature TVs and comfortable sofas that can also be used as single beds. Both houses have modern kitchens with dining areas and tables for six people.

For recreation and relaxation, the villa offers a small gym with basic fitness equipment and a sauna—ideal after a day at the beach or exploring the Zadar region. Guests arriving with their own boat can also make use of a private mooring for vessels up to 10 metres long, providing convenient access to the Adriatic Sea.
