This impressive estate with a spacious courtyard and a private pool is located in Biljane Donje in the municipality of Benkovac. It is only ten minutes away from the Zadar airport in Zemunik, and you certainly won't miss it because it is located right next to the main road, surrounded by only a few neighbors and endless green fields that reach all the way to the Velebit mountain. It is half an hour's drive from the city of Zadar and is surrounded by 4 National Parks (Krka, Kornati, Paklenica, Plitvice) and Vrana Lake Nature Park.
Villa Fenix can accommodate 14 people in 8 rooms, 4 bathrooms, 2 toilets spread over two floors and two separate apartments, each unit with its own living room and kitchen. This villa is ideal for a large group of friends or several families where everyone can have their privacy and yet enjoy socializing in the common areas. On the ground floor there are three rooms with a kitchen, a dining room and a living room, as well as a bathroom and a separate toilet. On the second floor, there are three more rooms with a shared bathroom, kitchen, dining room and living room.
In the courtyard two more separate apartments are located next to the pool, each with its own kitchen and bathroom.
The pool is surrounded by sunbeds and umbrellas and has covered dining tables on each side. There is a grill for preparing traditional Dalmatian specialties and a children's playground. For entertainment, there is table tennis, darts, and a football and basketball court.
Within the house there is a traditionally decorated tavern with a bar, a dining table and a space for chilling, and a wine cellar.
There are also 2 bicycles for exploring the surrounding areas, as well as a garage and an outdoor parking lot.

Wir waren mit unserer Firma mit 10 Personen zum Arbeiten dort. Vinko hat uns jeden Wunsch von den Augen abgelesen und das sogar schon vor der Anreise. Wir fühlten uns direkt willkommen. Sogar ein Flip-Chart wurde extra für uns gebaut. Die Unterkunft ist nur zu empfehlen, wir haben uns sehr wohl gefühlt. Der Soccer-Platz und der Pool haben in den Pausen und am Feierabend für viel Spaß gesorgt. Es gibt einen Grill und eine hauseigene Bar mit einer Tischtennisplatte. Lieber Vinko, vielen Dank für den tollen Aufenthalt, wir kommen wieder ;-) Und auch ein herzliches Dankeschön an deinen Sohn, der uns bei sprachlichen Schwierigkeiten immer als Übersetzer bzw. Vermittler unterstütz hat.
Co-IT.Eu, September 17th, 2023Hostitel byl velice milý a velice nápomocný. Moc se nám v ubytování líbilo, vila je na klidném místě. Hostitel nám jeden večer přijel udělat večeři a byl k nám velice milý. Dal nám i doporučení na nějaké pláže v okolí. Ubytování vřele doporučujeme. Během 20min jste v Zadaru. Děkujeme za krásný týden.
Mirek Husa, August 27th, 2023Ein wirklich toller Ort um mit einer großen Gruppe Urlaub zu machen. Die Nähe zum Flughafen (10min) und auch die schönsten Strände (30min) in der Umgebung sind schnell erreicht. Außerdem hat man sehr viel Ruhe da es keine Nachbarn gibt. Der Vermieter ist wirklich sehr nett und zuvorkommend und hat uns an einem Abend auch lecker bekocht.

Alexandr, July 16th, 2023Großartige Villa! Wir waren zu 12 auf Maturareise. Dabei war es uns wichtig das wir viel Platz am Grundstück haben und möglichst keine Nachbarn, was beides gegeben war. Der Pool war groß und der eigene Sportplatz mega. Vermieter waren echt freundlich und haben uns sogar zwei Flaschen ihres eigenen Weines geschenkt. Kann ich voll weiterempfehlen
