Villa Suton is a modern and exceptionally spacious holiday villa located in a peaceful part of Zaton, just 12 km from Zadar and less than a 10-minute drive from the historic town of Nin. Newly built in June 2025, this approximately 270 m² villa is an excellent choice for families and larger groups of up to 12 guests seeking comfort, privacy and high-quality amenities close to the sea.

Set on a quiet street, the villa is within walking distance of Pliša sandy beach, the Zaton waterfront, a children's playground and the well-known Zaton Holiday Resort. Restaurants, cafés and shops are also nearby, while larger supermarkets can be reached within a few minutes by car.

The fenced garden features a covered terrace designed for outdoor relaxation and a 30 m² heated swimming pool, perfect for enjoying a refreshing swim throughout the day. The courtyard facing the street provides four private parking spaces and two electric vehicle charging stations.

Villa Suton is arranged over the ground floor, first floor and a spacious rooftop terrace. The ground floor features a large living room, a fully equipped kitchen with dining area, three comfortable bedrooms, two bathrooms, an additional guest toilet and a laundry room with a washing machine and dryer.
